What this property offers
About this property
Currently utilised as a successful holiday let, the property presents an appealing opportunity for those seeking either a coastal bolt-hole, investment purchase or full-time home within easy reach of the town’s amenities.
The front door opens directly into a warm and inviting open-plan Living Room, where wood-dominated finishes and a log burner create an immediate sense of comfort and cottage charm. The Living Room flows naturally into the Kitchen, forming a sociable and practical layout suited to both everyday living and entertaining. From here, a door opens out to the enclosed rear patio, providing a private and sheltered space - ideal for morning coffee or evening dining. Additional storage is neatly tucked beneath the staircase, maximising functionality without compromising space.
Upstairs, a central landing leads to 2 comfortable double Bedrooms, both well-proportioned. The front bedroom is slightly larger and benefits from incorporated stair access to a converted loft room, complete with a Velux window, offering useful additional space for hobbies, occasional guests or storage. A Bathroom serves both bedrooms.
One of the property’s most distinctive features lies just across the footpath from the front door: a private, elevated walled garden. Accessed via a gated entrance, this separate outdoor space enjoys excellent sunlight throughout the day and provides a rare and attractive addition for a town-centre home.
The location is particularly convenient, positioned near The Royal Hotel, alongside the Tarka Trail for easy access on foot or by bicycle, and just a minute’s walk from Bideford’s historic Long Bridge leading to the quayside and its range of shops, cafés and restaurants.
The property benefits from mains gas, water, electricity and drainage. While there is no dedicated parking, a residents’ parking permit is available at nearby Clarence Wharf, only a short walk away.
A characterful and well-located home offering flexibility, charm and excellent access to Bideford’s waterfront lifestyle.
East-The-Water is a suburb of Bideford that, as the name describes, is on the eastern bank of the River Torridge to the main town. It operates fairly independently as it has its own shops, pubs, community halls and a well-regarded primary school. East-The-Water was once the mining heart of North Devon, with the unique form of coal Bideford Black sourced from the area all the way to the sea. Chudleigh Fort and park is close by and commands great views of Bideford and the old bridge. When you need to be practical one of the towns largest supermarkets is also very close by on foot.
In the wider area, Bideford boasts a host of pubs, restaurants, a weekly cinema, nightclubs and various sporting clubs to join/follow. It has many open spaces to explore as well as pleasant river walks along the River Torridge or by the working Quay. Bideford is one of the main hubs for banks and chain stores in North Devon, but it also supports a raft of interesting independent shops and small businesses in its narrow streets. Check out the Pannier Market and Market Place shops for its array of craft and farm food stores.
East-The-Water is within short driving distance of the Atlantic Highway (A39) that is the main feeder route across the region leading to Wadebridge in Cornwall to the south-west and to the M5 by Tiverton in the east. A regular bus services provides access to North Devon's capital, Barnstaple. Bus users can also reach Westward Ho!, Bideford, Braunton, Appledore, Croyde and Ilfracombe.
